what are the advantages/disadvantages of using a real estate agent?
I'm looking to buy a house and am thinking about doing it on my own, but I imagine that there are some advantages to using a real estate agent. Any advice would be helpful
Buying a house through an agent means that you will have faster service. Using an agent won't cost you, it costs the homeowner, but comes with the added benefit of the agents experience in dealing with homeowners and buyers to make everything faster and more efficient. Buying directly from a homeowner can be a hassle in this respect especially if they don't know what they are doing.
The downside of using an agent is that sometimes by buying from an individual you can get a great price. Most agents often advise their clients what their house is potentially worth based on their knowledge of the area and home values. You are less likely to get a good deal.
Another word of note...If YOU have a home appraised you don't have to share that information with the homeowner (unless you want to use it as a bargaining tool...The appraiser might find major flaws that will drop the price of the home and help you angle for a better deal.) Remember thought that you may not use that appraisal for the bank loan. The bank has to order their own appraisal of the property so if you aren't careful you may have to pay for two appraisals! (Which is sometimes worth it if you are serious about the house.)
